My 30x40 is just right for me. The back 10ft is loft with stairs on one side. I think later I may close off the area under the loft for a 10x30 room.

What's the main purpose of the shop? Vehicle maintenance, equipment storage, junk storage, wood/metal shop? Could go a million different ways for a build out dependent on its use.

For general amenities for any shop it would have enough space for all the toys and vehicles I own to include space large enough for a 45' Coach with appropriate roll up door for it. Full bath with shower and maybe a small living quarters if budget allowed. commercial stainless steel wash sink. Insulated with A/C and wood stove. 200amp service. Dependent on use and how big I would build drains in the middle of the slab for having the ability to wash down inside the shop. If I was a car guy I'd have pour the concrete slab 8-10" think in specific areas to accommodate a two post lift. Lots of great options to be had.

Years ago, we had a 30x50 metal building put up on the 5 acres that we owned. Like a previous poster, we had them put in a loft at one end where the "man-door" was located and put in steel framing for a room under that loft. That was to be a workshop area. In addition, I had them put in an I-beam at the peak of the roof that I installed a chain hoist on a roller assembly on. With that, I could back the pickup up and hoist a bulky/heavy item up to the loft without having to navigate the stairs with it.

The guy we had build it was out of Blanchard, which was where we were living at the time. He's got a website, but I've not been in contact with him since around 2004 or so.

I'm going to be following this thread because I'm in the same boat. I need a shop built. Are you trying to do pole barn style or actual steel building? My last pole barn I had built was 30x30 and I loved it but it did fill up quickly. Instead of two 10 ft Wide Doors I had a 16 foot door in the middle. I also had one walk through door on each side but no windows. It was insulated with some cheap stuff they called Double Bubble but it really didn't have an R-value all it did was keep the metal from sweating. I'm looking for a reputable company around Tulsa area for my next pole barn so if anyone knows of anything up here I would appreciate any info...
