Absolutely. I dont know what county these are but Owasso used to be decent as well as Claremore and Skiatook
I grew up in Skiatook me and the Osage don't get along. All three are further than I want to be. I contract at work after it expires I renew or move on. Just signed for another year

It's hard to wrap your head around it until you become a homeowner, but as a renter, you are paying the property taxes, mortgage, management premiums, and a little profit on the top for the owner.
I have owned 10 houses most with acreage in my 60 years. I do contract work now and when I get bored I move on so no buying

There are lots of folks that have paid outrageous money for the last 30 years fixing up very old homes in the area around TU down to 21st street. The problem is there is a lot of crime and bad spots just west and north of there. Not much in the way of shopping or eating also. Unless you venture down to cherry street or Utica area and that is where the real rich folks live and its pricey. Personally I would avoid the areas around TU. You get down around 11th and Lewis and lots of drugs and hookers but you know thats some folks thing.

I have never lived in Tulsa but I have spent a lot of time there. I'm really surprised no one has mentioned to stay away from downtown especially NE of downtown and the Admiral corridor. If I were to live there I would consider Okmulgee, Muskogee, Mannford, Bristow, or Catoooooosa. Between Catoooooosa and BA there are a lot of acreages and a pretty rural run down area. Older houses built around the 30's to 60's and crappy roads with stop signs every freakin mile. The area is from 11th to 61st along County Line Road.

Catoosa, maybe, but Okmulgee is a long haul to make every day, especially when you factor in the insanely long stoplight at 141st in Glenpool. If they'd ever make that an overpass like they did at 151st it might not be awful, but that's still a long haul to make every day.

Also, if you see any fillings lying in the northbound lanes of the Beeline north of Okmulgee, let me know. I think I lost a few tonight...

Ain't seen no hookers there in a long time but there is them damn pot shops every block. Lots of winos sleeping everywhere.

You know that crime area is a false security deal.
My friend lives between Central and High near 15th street
Known gang area but the street he is on is not too bad.

I lived in Spencer east of Douglas on NE46th.
1 bad house and we ran the people out of town.
Children and adults were very nice and helpful and polite.


I now live in Yukon in what used to be a neighbor hood association but got too big and that went away.
Cop down the street cooking meth.
Drunk next door passed out and pissed himself daily.
Kids that are rich think they own everything and if they want something they will steal it.
So much theft here and disrespectful kids it was crazy.

I say go spend a night in your car in an area and see what goes on.
1 street may be perfectly fine then 5 streets over it changes to horrible.

And don’t forget to check the drainage, not much worse than moving in to find out it floods every time it sprinkles.

any opinions on the area on the west side of T U? find a nice old house there but...........

I own rental property in the Pearl District, around 6th and Utica. The area is much nicer than it was a decade ago, but there is still a large homeless population and many local meth heads. If you don't leave bicycles or copper/aluminum outside you will likely never have a problem. I really enjoyed living there because of all the dining and entertainment options.
