We are putting MIL's home on the market shortly. Realtor brought the broker out today and they came up with a price to advertise. Both said it won't last long in the Union School District with low HOA fees.
They said don't fix anything inside or outside unless it's a condition of sale which probably won't happen.

Wife has a friend that just had a house built and it was $161 a square foot to build it.
Yes a garage counts as part of the square foot when building it.

Friend that is an electrician said he just finished wiring a house that was that was $210 sq ft to build it.
PVC pipe is ridiculous high and he said he had to order a bag of ground screws and it may be a week or 2 before he gets them.

I would not price my house too low.

This^^^.

We just moved my father to a Barn-De-Minium built on my brother’s place in Texas. It looked so nice after it was completed that my brother had to remodel the rest of his barn to match. Dad can now walk out his back door and be in his dream workshop.

I've had 2 builders out there to look at remodeling the old farmhouse or just tear it down and start new. We've been to Shawnee and Stratford looking at modular homes. We've been all over looking at new double/triple wide mobile homes and used ones. Told Mother we ought to just put in an in ground shelter install a periscope and call it good. I'll have a look at those barn houses you're talking about. Thanks

The home sales market is so hot that any guess is likely to be wrong on either the amount of time (very short) or offers relative to price (over the advertised). We keep getting real estate agent/broker mailings wanting to list our house and we've looked at Zillow on recent neighborhood sales. We shake our heads while acknowledging the temptation to grab that inflated equity but we just can't answer the question on where else we'd go. I have no desire to be chasing houses in an overheated market nor to build given the huge cost increases of recent months.
