This is the 3rd day of being officially on the market.
Our realtor just called and said we need to meet with her at 1:00 PM today.
We have 3 offers sitting on her desk so far with at least 2 more showings today. This is certainly getting interesting.....stay tuned.

Day 4- we have had 3 sets of lookers on each of the 1st three days. One is scheduled so far for today. 3 offers have been turned in. All have been over the asking price starting at $10000.00 above and escalating in $5000.00 increments. So as it stands we're at $20000.00 over our asking price
Stayed turned.....

You already know that you're welcome at my home anytime that you come out my way. I'll get some dirt piled up at the new place and we can shoot some targets and shoot the breeze. Mother always likes to cook up some good food and we'll eat under the shade trees in the evening. Make a weekend out of it if you'd like to.

So are the bids/offers going to be above the appraised value? If so, how does that work? I assume the winning bidder will have to come up with anything above appraisal out of pocket?:anyone:

You're right on the money, so to speak...they'll have to prove that they can come up with "the gap" depending on if there is one and how much it might be if they're getting a loan. If they're paying cash, no problems.

I’m curious about this also. The market comps may be driving the appraisal amounts up. My old house is officially the highest sold house in our old neighborhood. We were concerned that it wouldn’t appraise and the buyer would back out. That never happened so I guess they either ponied up the money or it made value.

I've heard that offers now will sometimes have language to cover cases where appraisals are under the offer. Sort of, we agree to buy EVEN IF appraisal does not exceed offer, kinda thing.
