I just installed one in my garage and have one suggestion.....locate the shelter to the front of the garage with approximately 2' protruding out from under your vehicle. This will allow you to gain entrance without moving the vehicle. In a small tornado this will allow the vehicle to keep the debris off the shelter. In a large tornado the vehicle will be parked elsewhere.

I just looked at my sales agreement with ground zero and it only states... "Homeowner is responsible for notifying contractor of any subgrade barriers such as plumbing or the like before installation begins. Additional charges apply for underground utility lines, pipes, cables, rocks, water, or other obstructions."
I don't see any waiver verbiage. Though I'm no lawyer either...
