Hey… for $40k I’ll encapsulate you and your moms crawlspace lol

In all seriousness it depends on the house, the floor joist and piers, specific circumstances and amount of work required etc

If they’re just rolling out some thick plastic, plugging the vents with plywood, and running a couple flex ducts down there then hell no

I was under the assumption that crawlspaces were to remove moisture from under the home that would prevent mold and so on.
VA home loan inspectors required so many per square foot before allowing the loan.
If short, one had to be added.
So, in my uninformed construction knowledge, why does blocking them reduce mold and deterioration of the floor joices?

$40K to plug the crawlspace holes? That would be a no.
Vapor barrier, dehumidifier,

A dehumidifier and pump with drainage are also installed

In your momma’s bedroom.
It’s a contractors world right now. Tons of work, few contractors.

Not saying the quote is high or low. Just they have plenty to pick from.

Back when I worked construction we used to call home improvement work ‘Rat Jobs’ because they typically turned into way more work than expected.

I’d suggest keep looking.

Bugs, moisture control, insulation, mold control, preserve the framing

I just finished a total remodel on a 1958 home with crawl space. It has zero issues under it. If a home with a crawlspace is adequately ventilated it will have zero issues that have you mentioned.

This “encapsulated” crawlspace is a waste of money and scam. Ensure your crawlspace is vented correctly and open and close the vents when they are to be closed or open.

I have rebuilt/remodeled older homes than the recent 1958 and if the homes were vented correctly and the vent closures utilized there was zero issues.

Have the home fumigated every other year for your bug issues. Don’t fall for this fad.
