I just finished a total remodel on a 1958 home with crawl space. It has zero issues under it. If a home with a crawlspace is adequately ventilated it will have zero issues that have you mentioned.

This “encapsulated” crawlspace is a waste of money and scam. Ensure your crawlspace is vented correctly and open and close the vents when they are to be closed or open.

I have rebuilt/remodeled older homes than the recent 1958 and if the homes were vented correctly and the vent closures utilized there was zero issues.

Have the home fumigated every other year for your bug issues. Don’t fall for this fad.

I had a home in Ogden Utah several years ago and when it snowed and melted, I've have water int he crawl space ankle + deep. I crawled under there one day with some rubber boots on and found the sewer line with a wood stub in it. Pulled out the stub and within an hour, all the water had drained out.
I though it was pretty neat but I think I forgot to tell the buyer about it, no one told me. The house cost $15,000 and I wish I had kept it....
