A good realtor will help you through. Sometimes it is critical to be "hands off" with some sellers. One of my sons recently bought a house that the seller acted as their own agent. Dealing with them was a nightmare. Only though the persistent efforts of son's realtor did the deal actually happen finally. This is exactly what the realtor provides as part of their services.

Like Glocktogo, my trust with title companies is scant. They will zap you for full year property taxes on occasion, if you and your realtor aren't watchful. They can make simple clerical errors that will cause future headaches for you.

I have met many really horrible realtors! pos s who could not be bothered. When stationed here I contacted several. Told them I was looking for a house, older was great, with acreage. A couple never called back. Most had lovely places with lots of land, mostly up to one acre. One had a clue, she contacted me back and asked for land use, amount, how old was ok, lots of questions. She had paths and we have used her again when a property near us came open. she made sure the paperwork was perfect and our interests were protected. We keep in contact! We have used her again and refer people to her.

My experience is the buyer searches the internet and finds a house he likes,a realtor is called and the realtorshows the house and if you like it, you make an offer and the realtor steers you to closing company.
All in all, the realtor doesn’t do a lot to make $10,000 plus commission. I’ve had realtors tell me they didn’t care if they sold another house,they’d much rather list them.

I’m a pretty savvy real estate buyer / seller. I’ve done deals with and without realtors.

I agree with those that say a good realtor is worth their wages.

They make the whole transaction less worrisome. One point of contact, an advocate, an advisor.

That being said, I won’t do the buyer / seller same agent deal. If I’m paying you, you represent me. Period.

I’ve had to fire a couple of people that were not doing the job effectively. I want a daily call or text update. I want plenty of notice before any deadline. I expect a call back the same day. I make all this very clear right up front.

The real estate field attracts its share of people that are looking for an easy, get rich quick career. Those folks disappear pretty quickly.

Hire an experienced, straight forward, no BS realtor and you’ll be glad you did. They may not tell you what you want to hear but, they’ll make a positive difference in your transaction.

Question, are you saying to use an agent as opposed to a realtor, or making the offer yourself with out the help of an agent or realtor? All realtors are agents or brokers while many agents are not realtors...

Realtors have a lot more education as opposed to an agent. It does not necessarily make them any better than some agents.

Last home I sold my Broker kept me from making some huge mistakes that would have cost me thousands (we did an as is sale on our home after moving into our new one. As for our home I would never have found it and probably payed less working with him. Our Broker was not a Realtor.

I had a realtor when I sold my property in Tuttle. Old high school friend. She was a broker also. She only charged me 2% to sell 5 acres and then 6% to sell the house, shop and 2.5 acres. Said she had to in order to afford her brokerage insurance. It was the capital gains that ate my lunch on the 5 acres. Sold it for $105,000 and CG tax was $11,000.
