Our realtor got a home inspector that did an excellent job inspecting one house that we bought. They spotted a deficiency in the roof shingles and got the seller to have his insurance replace the shingles before we closed on the house.

I guess we've been fortunate that the realtor that we have used has been very good.

My wife has been a brokerage and owned her own businesses for 20yrs. I can tell i you it is work from the time she gets up until midnight nearly everyday. People that have never been in Real Estate have No Idea how much they do and how many hours and dollars them spend on License, advertising, MLS dues, Gasoline, Vehicles, Traveling all over the Metro. All the people that you show houses for weeks and then end up seeing one riding around and buy it after you have spent hundreds on them. Taking care of inspections, termites, roofs ect. Its not all profit as many thinks it is and it can be a long time between sales.

The Realtors work with the other Realtor over problems and scheduling that occur. Each Realtor works for the customer wither they are Buying or Selling. That way you have equal power between the seller and the buyer and they do the arguing over repairs, prices ect. for you. It helps to have someone that knows alot about repairs and service prices and to know who and where are reasonable and trustworthy.

Mine has spent a few hours at most on this deal. I found the house and all she has done is change the name and numbers on a contract in addition to making a few calls and texts. I'm sure others are better.

We just sold some farm land. No realtor involved. Got it appraised, went to the title company to get it brought up to date and had it read by an attorney. Drew up an online contract that the title company recommended, and had the other party sign it.
A week later we went to the title company for a closing, and a check.

GOOD Realtor IS worth the $$$$

Problem is FINDING the good one, very few are. And the majority of buyers go through a Realtor.

When we sold our last house, we paid 3% to our Realtor and buyer paid 3% to their's. Ours was an acquaintance/ friend. Before closing, I told her "she should be ashamed taking ANY commission because she had done nothing to help us with the sale." She took 3%.
The hotter the market is, the less they do. Too many buyers makes for quick, easy sales.
