That is a little less than $6,000 an acre. Doesn't seem outlandish? IDK the area but just a general sense of land in NE OK.

However, I get owners wanting to get out all at once rather than piecemeal it over a long time and multiple sales.

Eh, spent a lot of time in vinita during my childhood years visiting my mother in the mental hospital. I don't have a high opinion of it. No disrespect to the locals.
