Yep warranty deed and title company. Accept nothing less
To the best of my knowledge, Osage county doesn’t have mineral rights. They’re owned by the tribe. I was told I can’t even sell boulders off my property.Mineral rights, mineral rights, mineral rights! Get em!!!
Many many many times these days the surface owner doesn't have any mineral interest to sell.Mineral rights, mineral rights, mineral rights! Get em!!!
Dumb stuff like this is why no one wants to deal with tribes. In osage county the tribe owns everything. Several years ago when they were remodeling Zink park in Tulsa, John Zink loaded several boulders from his ranch(30,000acres) and took them to decorate the park. The tribe threw a fit and accused him of stealing their minerals. He ended up taking them back and dumping them in a ravine.
I think a realtor is usually a standard 6%, but most times they’re half useless anyway. You need someone who can bring the title up to date and make sure there’s nothing untoward buried deep, and insurance, but that’ll be a couple thousand tops. Plus another 1500 or less for a good survey company.just look at the deed and do a records search for mortgages/leases/right of ways etc. buy it and get the seller to signe the deed you prepare. you get a realtor involved for 15 percent????
