In osage county the tribe owns everything. Several years ago when they were remodeling Zink park in Tulsa, John Zink loaded several boulders from his ranch(30,000acres) and took them to decorate the park. The tribe threw a fit and accused him of stealing their minerals. He ended up taking them back and dumping them in a ravine.

Dumb stuff like this is why no one wants to deal with tribes.

just look at the deed and do a records search for mortgages/leases/right of ways etc. buy it and get the seller to signe the deed you prepare. you get a realtor involved for 15 percent????

I think a realtor is usually a standard 6%, but most times they’re half useless anyway. You need someone who can bring the title up to date and make sure there’s nothing untoward buried deep, and insurance, but that’ll be a couple thousand tops. Plus another 1500 or less for a good survey company.

they are 15 percent around me. some more some less.
