Looking at painting our trim instead of staining. Our builder said his crew does a lacquer process for painting trim. We went through some pretty high end homes this weekend for Parade of Homes and all the painted trim was lacquer. Back in the day it seems trim was painted with oil base paint. When and why did this change?

lacquer is neither latex or oil base,it's lacquer based.
it's used for trim in new homes and/or new work because it dries to a hard finish quickly.
the only way to apply lacquer paint is to spray it so keep in mind you won't be able to repaint any of the trim without some thorough prepwork later down the line.
it also tends to crack and chip more often then latex because it lacks the elasticity.
lacquer and oil's voc will knock your head off.

in other words I'd use a good latex like Durapoxy from Kelly-Moore.

Lacquer also doesn't hold up real well in wet areas (kitchen sink, bathrooms). Durapoxy is good. Satin Impervo (don't remember who makes it) is great, brushes easily and self levels really well. Get a good quality brush like a Purdy too, it will make a difference.

If you use white lacquer on your woodwork the only way to touch it up is to redo it. It has to be sprayed. Way more expensive and time consuming that a "repaint".

Benjamin Moore and it's really good stuff.
