Especially since we live on a water well. The water is around 40 degrees F coming into the heater. Makes perfect sense.

If you are on a water well, it's likely that you have water deposits lying in the bottom of the tank. Not only do they insulate the water from the burner, they displace a good amount of water. Have you looked inside the bottom of the tank?

Mine did this last summer. Finally figured out that the rural water district I get my water from had done some line improvements and I was getting over 100lbs of water pressure at my house. Had to install a pressure regulator, as did all of my neighbors.
