Property in a flood plain?

I have found some land I want to purchase in Cleveland county. About half of it is showing to be in a flood plain. How do I find out more info about this and if it would be safe to build a house by?

If you want to build on the portion that is in a flood plain you will have to carry flood insurance. If you build on a high enough spot in the flood plain you can get an elevation certificate to prove the foundation of the home is above the flood plain level and it will drop your insurance significanty. Just make sure there is a spot high enough to be over the flood level. The elevation cert took our flood insurance from 1300 a year to 230 a year. The foundation of the house is only 3 foot above flood stage. I paid the 1300 a year for 5 years before I got the cert done.

They also classify the flood zones by letters in regards to how prone they are to flood. I believe A being the most likely to flood and Z being the least likely to flood. Don't quote me on that though. Like twoguns said the county plats should have more info.

I've looked at a couple of similar properties recently and I've found the county assessor's site has a GIS that shows flood plains, but you might still want to get something more formal before proceeding. Also might not be available for Cleveland, these were all in Oklahoma Co. Worth a look though.

flood plain isnt as badas flood way.
Flood plain you must be at least 1 foot above the base flood elevation.
There is a flood plain managers association for the state of oklahoma, believe me they will have much better information for you than the county office will.
THe flood plain managers association are active city and county employees from across the state andthey are charged wiht proteciton life and property and the federal statues for development in flood plains.

Depending on the size of the land, I believe you can have the lot cut into smaller lots so the flood plain is on a lot other than where you're building, i.e. cutting 20 acres into (2) 10 acre lots or (4) 5 acre lots.

I have 1.03 acres that is cut into 2 lots. My house sits on the west lot. The back of my other lot is flood plain. My back fence runs diagonal so the flood plain is a few feet behind the lot my house sits on but cuts into my property on the other lot. The property behind me is the same way. It was a front acre with a house and the back portion has several acres of flood plain. And all that land DOES flood. It did the first year I was here and covered all the area that was mapped out as flood plain including the back of my other lot.

This is the type of info I'm looking for. Who do I contact to find out what letter grade it is and what height I would need to build?
