Recent RE sales reports and why they DON'T necessarily speak to value

I have recently read an article in which writer reported that the 2008 median selling price in Wayland had dropped 20% relative to 2007 while the same metric in Weston had increased by 7.5%. . Bad news for Wayland, Am i right? Share your opinion.
