I’m on my second now and it started looking like a medical mj chain smoker with the amount of smoke that started pooping out of it.

It’s a Genie that’s probably 5 years old. The first was a Overhead door model.

Does anyone have some guidance on a replacement? The reviews are all over the place for the big box store models.

Anyone have a source for a non-big box store model?

Raynor seems to last a long time. My parents have had theirs since 2005 and never seemed to have any issues with it.

not sure if you just use the hell out of the one you got now or you don’t have a big enough one for the door you have. I Can’t believe it started smoking. Have you had a overhead door guy come and look at it?

We have a belt drive and it’s really quiet, it’s a chamberlain from Lowe’s and it been in for 6 years, it has a battery backup and we can use the app to open it remotely if needed. I know you want to stay away from the big box stores but we’ve been happy with it.

A Chamberlain belt drive with MyQ would be my suggestion. Very quiet. Maintenance free. And the MyQ lets you operate/view status with your cell phone. Extremely satisfied with mine!!

I have a Chamberlain Chain Drive. It’s older than I am I bet. Chain got loose and fell off the sprocket about three months ago and while repairing that I then had to replace the cable that connected the chain and tighten everything up. Other than that it’s a solid opener. Noisier than belt though. Someday I would like to replace with a newer and quieter brand.

+1 on that. I have had mine for 5 years, no issues. Its super quiet, the dogs don't even hear when their favorite person ever is pulling in the garage. With the app deal I can check and make sure its closed, open it for people when I am out of town, open it for myself when I don't have an opener on me and forgot my house key, etc. Super handy. Mine has a battery backup, which seems to be good for about 3 open/close cycles. so even if we"re out of power and the old lady needs to get in/out of the garage and we're out of power, she doesn't have to do anything other than operate the door as usual. Pretty great when she's driving home in a hailstorm and we lost power, and I'm not home.

I have only had dealings with commercial grade ones but we had a dozen of them and only had to have the circuit board replaced in 2 of them in 30 years i was there

Ditto on the Chamberlain.
Kevin @ affordable door. I have used them for years as have my parents at all of our properties.
Add. Call them before u buy. I found out the hard way $100 install is worth it.
