Where to land, which county?

So, most of you know I'm the guy from Commiefornia but my wife is from Sapulpa and we both currently live in Orange County, CA. Wife moved out hear after college nearly 20 years ago. We both have very good careers and make a good income together. It is our goal and we have pretty much committed to moving back to Oklahoma when out 14 year old son (freshman in high school) graduates in the Spring of 2021. Her parents are still in Sapulpa and her sister and her family are in Edmond and will probably be moving to Tulsa area in the next 3-5 years too. As you can imagine, CA is quickly becoming a shithole and does not care about people like our family so we have made our plan and are looking forward to making it come to fruition.

Since my mother/father in law live in Sapulpa we will want to be near them especially as they age into their 70's and beyond and because they are just awesome people to be around. We want to be within about a 15 -20 minute radius of Sapulpa, not live within any city limits and have 1/4 -1/2 section of land or more.

My question to you is; which county in the area is typically best to reside in for taxes and other related aspects of living? Between, Creek, Tulsa, Payne, Okmulgee counties is there one that is better than the other? We may end up buying recreation property first and then building a home as what we have seen, people think their dumpy houses on 160 acres makes the price of land double. What is your opinion on the best area rural living around the Tulsa area? Going North to Osage county could be an option as well.

You mean California politicians appreciate illegals more than honest taxpayers? Impossible! You're paying the politician's salaries and they should know that unless they're stupid.

Yes. Cater to the illegals and take the tax payers for granted. The story of CA.

Western Creek County or Eastern Payne County.

Somewhere out near Oilton area would be good and possibly close enough to still get to Sapulpa relatively easy/quickly.

Forget Tulsa County, too many regulations and laws!!

Land is going to be expensive within 15 to 20 minutes of Sapulpa.

Regulations, taxes and crazy laws are what i want to avoid as that is what I'm escaping out here. Not too concerned with the price of the land over getting the right property for our needs and wants. We look at it as our last permanent residence, our forever-home, so to speak.

Costa Mesa huh? I lived right by South Coast Mall for one of the years I was out there. Right beside the 405 off of South Coast Drive. It was nice then. Couple of days ago I saw a GoPro video of a biker riding the "river trail" right by Anaheim stadium. Tent city for as far as you could see. Don't blame you a bit for hauling ass.

Like said before, forget Tulsa County, they are ran by Commiefornia wannabes.

That's about 4 miles from my house. IF you go down the 55 fwy towards the beach and hit the first stop light at the end of the freeway and hang a left in to Eastside Costa Mesa; I live in the middle of that neighborhood. The bike trail in Anaheim along the "river" is being dismantled in a week or two. Been a huge controversy in Orange COunty for a couple years.

It all depends if your looking for private property close to urban areas, or totally isolated counties with extremely low populations that the folks from urban areas come to trespass and poach on.

I'm wanting a minimum of 160 acres and it would be nice to be out and away from people but at the same time my wife still wants to be close to her parents and easy drive to Tulsa Hills area and Tulsa in general. She still wants easy access to her girly stuff.

I live NE Lincoln county near Payne and Creek counties. Takes 30 minutes to get to Sapulpa from my house, 45 minutes to Tulsa Hills shopping center, about an hour to OKC, we like the location very much.

Is that near Cushing area or a little further south?

You have a bit of conundrum then. Back in the day, the company I worked for shut down the sister company in Orange County, LA.
Folks that wanted to follow the move came out here and were amazed at the housing prices. They sold a 850 sq ft old bungalow for close to a half million dollars and found they could buy a 2000 sq ft house on the golf course in Ponca with change left over to buy a fancy car.
After a few years, the families of the workers decided this was like living in the gobi desert, and moved back to Ca.
It took them two to three hours from Riverside to shop in LA because of the traffic. It takes less time to get to Tulsa or OKC for the same shopping in the same stores.
They couldn't get used to the non-urban development on the road between there and here, called it boring.

It's a different world out here. People that have never met wave at each other when passing in cars, we actually stop and talk to others that we don't know, etc.
Spending my time in commiefornika, that didn't happen much unless they recognized an okie slang and were a transplant.
