I have 435 acres for sale down here for $3000.00 an acre, will not divide if you are interested... 3 large ponds, good grass and the SE corner sits high up and you can overlook Duncan, great building site. Has water meter and electricity as well.... Only 3.5 hours from Tulsa... lol

IF you go down the 55 fwy towards the beach and hit the first stop light at the end of the freeway and hang a left in to Eastside Costa Mesa; I live in the middle of that neighborhood. The bike trail in Anaheim along the "river" is being dismantled in a week or two. Been a huge controversy in Orange COunty for a couple years.



Well, Dennis, a little of both, I suppose. I'm wanting a minimum of 160 acres and it would be nice to be out and away from people but at the same time my wife still wants to be close to her parents and easy drive to Tulsa Hills area and Tulsa in general. She still wants easy access to her girly stuff.



Is that near Cushing area or a little further south?

Southeast of Cushing, Southwest of Drumright. The area east of Drumright might be a good fit you.

Used to run down to Newport and Huntington beaches pretty regularly. Orange County was pretty conservative when I was out there, but it's been about 15 years and I worked in aerospace so generally I was around like minded folks anyway. It sounds like all those undocumented democrat voters have really done a job on OC. :(

To your question the area Rawhide is talking about is pretty nice. I was driving through there this summer and thinking I could live out that way myself. I'm looking to do similar and get out of the city myself in a short time hopefully. One of the guys I worked with out there (from OK too) bought 160 acres just east of Stigler. It had a modular home on it and he actually got all the minerals too. Neither of us will come close to getting the deal he got. $87K. I'd do a mortgage if I could find that deal today!

Funny. I used to work for a company that cabled up all the phones for Disney's annual meeting here in KC. They used to always have it here because of Walt's roots here. Anyway, one early Sunday morning we were working and one of the execs from LA was looking out the window of the conference room and said: "Where's all the people!?! Where's all the traffic!?!" I told her it was Sunday morning...in KC. She said: "No way I could get used to living like this!" I said: "good"...under my breath.

I'm from CA, moved to Wagoner county 15 years ago while still living part of the year in Bear Valley/northern CA when I met my then wife who also was from Tulsa. Love it out here. Im close enough to Tulsa for city life and rural enough for country life, great home prices and values too, low property taxes and super inexpensive way of life. Near me I can jump on Creek T and be most any where quick-including Sapulpa, etc. I'm moving to New England now which will be like being back in Sunnyvale or San Fran and for sure will miss it here more than Nor CA and definitely San Diego where I was born and raised.

So, most of you know I'm the guy from Commiefornia but my wife is from Sapulpa and we both currently live in Orange County, CA. Wife moved out hear after college nearly 20 years ago. We both have very good careers and make a good income together. It is our goal and we have pretty much committed to moving back to Oklahoma when out 14 year old son (freshman in high school) graduates in the Spring of 2021. Her parents are still in Sapulpa and her sister and her family are in Edmond and will probably be moving to Tulsa area in the next 3-5 years too. As you can imagine, CA is quickly becoming a shithole and does not care about people like our family so we have made our plan and are looking forward to making it come to fruition.

Since my mother/father in law live in Sapulpa we will want to be near them especially as they age into their 70's and beyond and because they are just awesome people to be around. We want to be within about a 15 -20 minute radius of Sapulpa, not live within any city limits and have 1/4 -1/2 section of land or more.

My question to you is; which county in the area is typically best to reside in for taxes and other related aspects of living? Between, Creek, Tulsa, Payne, Okmulgee counties is there one that is better than the other? We may end up buying recreation property first and then building a home as what we have seen, people think their dumpy houses on 160 acres makes the price of land double. What is your opinion on the best area rural living around the Tulsa area? Going North to Osage county could be an option as well.

I gotta hand it to y’all. I would have never went to California period. I visited once back in 2004 and hated it. The further west we got the more hateful and unfriendly people became. And don’t get me started on their politics. I would get out of there ASAP. I wouldn’t want to subject my son to that kind of crap any longer than I had to. Glad to hear you are planning this out. I hope you find some great land and y’all are happy being back in the great state of Oklahoma!

I live in Tulsa County, just two houses north of the Creek County line. Simply for property tax purposes, definitely stay out of Tulsa County. Creek County is pretty good-sized so I'd think you could find some good land possibilities there. Finding 160 acres may be the limiting factor but shouldn't be impossible. I'd center my search around the triangle formed by Kellyville, Heyburn Lake, and Bristow. Easy access to I-44 for trips into Tulsa or OKC and Hwy 66 or 33 takes you to Sapulpa quickly.

$3K an acre out near Lawton? Why so much, especially for raw land?

Southeast of Cushing, Southwest of Drumright. The area east of Drumright might be a good fit you.

Sort of the areas we are looking at. Cushing is starting to stretch the distance a bit.

Yeah, Orange County and always been a conservative strong hold but has slipped a bit in the last couple years due to the Mexican vote that has increased in some of the less desirable parts of the county and the millenieals that will hopefully grow up eventually and become conservative once they have to hold a job and move out of mommy and daddy's mansion on the coast.

I was born and raised in Newport Beach. I graduated from OSU as did my wife so when college was over i moved back home and my wife followed. I'm tired of CA and my wife wants to be near her folks as they get older. Not to mention, with my son's grades and his extracurricular activities he should have no problem getting into OSU which would be awesome to be back there by then too. Thanks for the kind words. Good to know about the Tulsa Taxes. The Bristow area seems to hold a lot of nice larger acreage at a reasonable price. We drove by some over Christmas but couldn't see much without access.

Comments on W Creek and E Payne are all good if you don't mind a little drive to Sapulpa. My advice to you would be to buy your land now.

Can't buy the land now. We have a crap ton of equity built up in our home now and that money will go to the purchase of our OK property.
