I will throw another option out there, I have re-done my floors in stain concrete. I took all the carpet from my home and replace with stained concrete in all bedrooms and living room. Just add some accent and throw rugs and your set. It is easy to apply, very, very durable, looks great and is very distinctive.

Please let me know if your interested I will post some pictures of my floors in the stained concrete.

i had some family who did that with latex paint of some sort. when they pulled the carpet they filled up a 5gal shop vac with all of the dirt and dust and crap.

it looked pretty neat. they said their kid would bigwheel around and make it slide sideways.

never heard of the latex, but they do have the garage floor epoxy people use when making thier garage look show room clean and nice. I have heard it peels very quicky at least in a garage. It might be pretty good in a home.'

But I will say, the prep is the worst part of doing stained concrete, first you have to remove carpet and tack strips. That is the first sucky part because usually the tacks will pull up chunks of concrete, then when you are done you have to patch the holes and let them set before you can move on. Next you have to scrub the floor really aggressively to open the pores of the concrete. After that you apply the stain just like paint with roller and long handle, then wait an hour and apply however many additional coats you want. Then have to let all that set for a couple hours and then sweep again before putting sealer on, then add several coats. The worst part is after all is done, you have to wait minimum of 48-72 hours before putting furniture back on it.

But the end result is beautiful and very durable floor...

Thanks OSA!! There has been many good options mentioned.

It sounds like there are many advantages/disadvantages to all floor coverings. My parents have had berber for around 8yrs. with extensive foot traffic(we have a rather large extended family and alot of family functions) and it has held up great. My brother has engineered laminate flooring in most of his house and real hardwood in one of his rooms and claims that the laminate holds up better. The stained concrete is an interesting idea but will the surface cracks, which are common to concrete, eventually show through? Tile sounds like a good option.

My wife and I are the only ones in our household and walk around bare-footed most of the time. She doesn't like our current carpet because of the vacuum marks, foot prints, champagne color etc. We were told that carpet with a pattern or berber was hard to make the seam look right.

She is pretty set on carpet in a frieze or berber style but we still have some shopping to do.

If your going to go with berber get the nylon fibered berber, it will last longer. Olefin berbers with crush quicker and show wear patterns much faster. It's cheaper but in my opinion not a good choice for areas with a lot of traffic.

Yes, stained concrete shows cracks and discoloration where the patches in the concrete are.
It is also very cold especially now in the winter.

We had berber in the previous house with 4 boys and it held up wonderfully for 7 years. Didn't even notice the seam that was in the middle of our living room.
Laminate may hold it's finish better than real wood floor but i think real wood floor will last a lifetime and can be refinnished in 10, 20, 30... Years

This is true of some tiny crack, but all the discoloration and small hairline cracks just make it show character.
But the floors are actually no colder than hardwood or laminate floors. We have rugs and runners down in the hallway and living room. But even on the coldest days last year during the ice storms, our floors were not that cold at all. EVEN in bare feet. I have had my floors done for over 2 years and the more worn the sealer looks the better it looks overall. I have had more compliments on my floors than any other remodel we have done to our home. I am going to snap some pics and post them ASAP. Pleas check back and look for them in about 10 minutes or so.
