Need advice...move or just put up with it

A good home in a good area is very difficult to find at present and the cost is up due to inflation. In fact, homes are somewhat scarce unless you want a home in an environment as you mentioned-a builder coming in and throwing up 200 or so homes all within 10 feet of each other.
Based on what I've seen and I want to move also, I'd sit tight and wait until the right home comes up at the right price but it won't be soon.

Retirement, the great liberator, you are not tied to a specific area caused by work commute.
Staying within an hour or two of doctors, yet out of congestion, crime, noise and open up your options to finding the peace you want.

Screw that gated community BS and their communist HOA’s! Why would you wanna live in a 55+ year old community? Those folks is all just waitin’ to die. Might as well just buy four plots at the cemetery and park your tiny home on top of them.
I don't know about that. We have a friend that had a home built in Robsen-Ranch outside of Ft Worth.
It's 55+ to live there with full time security at the gate.
They have pools, workout areas, dances, live entertainment, happy hours in bars, restaurants, snack bars, woodwork shops, lapidary shops, stocked fishing ponds, golf courses, tons of art, painting, stained glass, book clubs and dozens of other activities designed for those 55+. Contractors do the lawn.
The shooting and hunting clubs sponsor trips to different lakes and clay ranges as well as rifle ranges.
From what I saw, it's a pretty nice lifestyle with people of like ages and income levels.
Most of the 2 month or longer RV resorts we stay at are 55+ with similar amenities.
Don't knock it until you try it.

Yeppers...

...while we are in a 55+ RV park now and it doesn't have all those amenities, us over 55 aren't necessarily just "waiting to die." A good number of those in this park are still in the workforce and those of us (all except one that I know of) not working are still getting out and doing stuff.

While the wife and I have just done our "end-of-life" pre-planning, we will still be trying to be as active as we can.

I have been in Woodrun addition west of Mustang road and north or Reno avenue since 1998 and watched it all grow huge.

I hate it and wife hates it but finding what we want is a bit tough.
Not even thinking of a neighborhood at all.

Hang out at night in an area you think you like and in MWC Del City you may discover you are better off where you are.

Fancy that. You apparently live near where the wife and I used to live and where our youngest son lives now. That neighborhood is just west of Czech Hall and north of Reno.

I moved to my current house in 1998.

I am west of Ada off highway 19.

In 1998 highway 19 had very light traffic. So if you were to leave at 8am or so you could get onto the highway with very little if any traffic.

Then 2 things happened.

Indian housing went in further west and walmart put that DC in pauls valley.

Traffic increased and over the years has about doubled every year.

Now trying to pull out onto highway 19 even at 5am theres a line of on coming cars and tractor trailers. At 8am its almost impossible without having to wait for 50-60 cars at times to pass by.

Even the traffic on the road I live on has increased a lot.

Now add the road construction to add shoulders. Now theres a longer stretch of vehicles since everyone gets caught piled up at those lights where the highway is down to one lane. Of course when its go time, everyone has to speed as well, its 50mph here but folks top the hill driving 80-90, so pulling out onto the highway is a game of well am I getting hit today?

So what do you do? I cant replace my house, a new place will cost me at min $300,000 for something thats move in ready, around $200,00 gets you a place that will still need some work.

Might as well stay and deal with the increased car and tractor trailer traffic, as well as the noise.

Of course I am getting older as well, so stay off my yard!!!. LOL.

The residents are NOT happy campers about loosing some of their property or the noise it will create 24x7.

The developer may be re-thinking the senior housing since so much of it is being built at 59th and County Line Rd. Won't matter much cause they just put in more single units. The one draw-back residents didn't want is the retail center at 59th and Morgan Rd. Who knows what the heck will be leasing the area.

Ok so figure two cars per unit that's at least 800+ cars that will be in the area at rush hour and school time. That's a lot of new traffic in the already busy area. I suspect that the new 4-lane Morgan will lower the speed limit to 35 like they did on Sara Rd. They'll also need a traffic light at 59th and Morgan Rd.

I live close enough to Morgan Rd that I can hear noisy truck traffic now let alone with 4 lanes of it when all is said and done.

I've lived in two areas where new construction was going on and the crime from the workers was evident. I even caught two workers on cam breaking into a staged house they help build then steal all the furnishings. The guy selling it wasn't happy. So I figure crime will go up big time at least for a while.

Moving will not be cheap with real estate fees and other moving costs. Finding a comparable house will be a challenge with the market the way it is. If we do move we'll have to do a major down size or pay more than what we may be able to sell our present house for.

So the question becomes, put up with all the road construction then all the traffic and noise once all the building is complete or down-size and move before it all gets going? Oh I should mention I'm a 100% DAV and not in all that great of health between back and knee issues.
A couple of thoughts:
1. Minor but no one is "losing property", the easement always belonged to the city I would guess. I had the same thing happen to me on my second home, it was a corner lot with a huge side yard that kept the relatively busy street to my side from being too close to the house and then the city announced much of that was theirs and they would be widening the road to move it closer to my house which brings me to point two...
2. We sold the house and moved in part because we were worried about that road widening that they had all planned out, townhalls were held showing the plans with bike lanes and all...that was 8 years ago and the last time I visited that city and drove by my old house back in October they still hadn't done anything.
3. Will more road noise really matter? I feel like us humans tune out regular noise really well and after a few weeks of the "upgraded road noise" you'll hit a new baseline and not even notice.
4. Unless section 8 houses are going in crime will be temporary during the build phase as well as nails repeatedly getting in your tires as I had happen during the final build out of my neighborhood.
5. There are a lot of fees around moving but downsizing isn't always a bad thing as long as the house meets all of your NEEDS and maybe a few of your wants.

Bottom line: You have to ask yourself which would lead you to be less stressed and generally happier every day, not hearing road noise and the other issues you fear (which may or may not actually happen) or having that extra money in the bank/a lower payment on a larger house you are already settled in.

I'm sorry you are having to face this at all but remember to take a breath and count your other blessings in life...I'm not always great at this advice but when I manage to do it I find it but my troubles in their proper context.

That five acres listed here seems like it would be a good one for you.

I would want too shoot so much it would sound like a gun range was in operation and I am sure with the neighbors so close they would quickly hate me unless they all had shooting ranges in their back yard, then it would be perfect.

I need more land and way far away from other people.
10 acres seems too small and 20 is just getting started depending on how far from other houses it is.

That is my take on it. I could be off base though
