I thought about it years ago, but then thought just buy a home do some repairs and sell it by owner. So that’s what my wife and I did many times. No license needed then, so why hassle with the Real Estate School. Never used a Realtor to sell any of our Homes. Did have a few buyers that brought their Realtor in on the sale, but we never paid a Real Estate fee in our lives.

I don't know about the Broker thing, either. I think it's just continuing education and further licensing, for the most part. I don't even know, exactly, what a broker is.

I'm not looking to make a lot of money...though that's certainly an incentive. As a matter of fact, I'm limited right now how much I can make because I started soc sec at 62. But I could still make enough to support my gun habit.
That's my understanding also. Just more classes, another test and another license.

But, with that you could form an LLC and just take your own listings and when you sell them you keep all of the commission instead of splitting it. Of course if another agent sold your listing through MLS you'd still have to split it, but for the listings you go out and get, you wouldn't. You'd still have to compete with other brokers for those listings, but you could put in as much or as little effort as you want.

Flipping houses sounds like to much work.

Go for it. Then you can weed out the liberal buyers.

That would be worth it right there... Good call.

Wasn't too bad when we were younger. It was way before they started calling it flipping! Go for the License, I bet you do well with it. I hear tell it is a lot of windshield time being one!
And a lot of weekends and off times because that is when most people look for homes, in their off work time.

Research thoroughly the amount of sales commission that you’ll have to share with the agency your license will be assigned to. Look into fee only per transaction agency’s like Henry Hinds Realty. You’ll make more money that way..
You’ll need Errors and Omissions Insurance to CYA. You’ll have to buy the entry lock boxes.

I have no idea how any of it works. Anything I think about it now is just speculation. I'd like to maybe work 2 - 4 deals a month. I suppose that's possible in some months and not in others.
I'll bet if did 4 deals a month you'd be a top producer type..
