OK Real Estate License

I'm kinda kickin' around the idea of getting an OK real estate license. My first thought is, even after the provisional licensing, is there a broker willing to hire a 63 year old rookie.

I've thought about it on and off over the years but just never got around to doing it. I have lots of free time right now and I still need to make that first million!

Any thoughts from those of you who do this, or have done this, for a living?
Both my MIL and FIL had their real estate license. They never sold a home and could not figure out to operate a smart phone
The test must not be hard.

You could always go on to being a broker yourself. Though I will admit that I have no idea what that entails these days. Years ago that's what my dad did and as soon as he had his brokers license he went to be an oilfield landman. Just worked out that way, it wasn't his plan.
I can't imagine being a land man going through all those records on a daily basis.
A recent inheritance of some land in dispute has us becoming land men/women because someone didn't register a deed. They owned it but didn't register it at the time of being the owner. (long story)
We have spent countless hours at the Grant County courthouse going through those books. One page leads to another, and another and another for long term property ownership that has changed hands as well as minerals and leases.
It's a nightmare but we are learning.
We got a meeting with the title company yesterday that said our research was correct.
Off to the lawyer for a title opinion.
What's up with an oil/gas company claiming ownership of the entire county in every range and township when they actually don't? That showed up on the abstract.

go for it, I have my brokers license now at EXP realty, if you want to be a broker and open your own office you have to be an agent for two years then take the brokers test. the only downside is the fees and cost, You will have to be good with computers and the internet and a iphone and ipad is standard daily tools.

Lazy landmen or cheap management. Or both. They also get notified on any regulatory that anyone files when they pick them up on those blanket type assignments.

I thought of letting the realtor know that this woman is stifling sales by her loose mouth but don't know how the realtor could stop her from telling tales.

Man I'd buy that dead house in a heartbeat for cheap! If any of you guys kick off in a house and someone is scared of your ghosts, have your relatives call me up. I'll drink bourbon and grill steaks, sit on the back porch and talk to your ghost, waxing poetic about the ailments of body and country.

Probably a pipeline right-of-way. Lot's of them just state the whole section on the older ones, I suspect it's because when they bought the R/W there probably wasn't anything on the land and they may not have even known exactly where they were gonna put the pipe when they filed it. These usually go for miles and miles. Should have something later showing it tho.

And yes, it's a time consuming deal. It typically takes a couple of months at least to run full title in Oklahoma on a section. I am working Oklahoma, Texas and New Mexico right now. Be glad OK has index books. Other states you have to go grantor/grantee document by document.

And we are getting so many owners with tiny fractional interests now, that I don't even know how it's going to be done 50 years from now. I've seen a very noticeable increase in just the 18 years I've been doing it. Sometimes it can be 60-70 owners in a quarter. And that is rural unplatted land! :faint:

I've also heard brokerages charge you a ton just to be in their network. The good money is in becoming a broker and running a real estate company yourself, unless you're just looking for something to fill the time and have fun looking at houses. Gas bill is pretty high, but you get to deduct mileage at 66 cents a mile IIRC

I've been doing it part-time for 17 years. It has its ups and downs at times.
