As a resident of California with a spouse from Sapulpa I am curious what any of you have heard about what the current and future (next 2-5 years) construction market is doing/suppose to do. I'm talking residential, commercial and Industrial. I ask because I have the continual itch to either transfer back to the Tulsa area with my current company when a position comes available or to possibly relocate and find new employment before or after a move. When on vacation in Tulsa area I have notice that the past several years there has been a fair amout of construction of all types throught the greater Tulsa area.

What can you tell me about this market segment.

For a long time the recession didn't seem to affect construction in Oklahoma at all. I saw all the construction going on and just shook my head, thinking "do these people not watch the news?" Now we have been affected, but it's not been near as bad as other parts of the country. I still see construction going on all over the place, but it's not near at the level of what it was a year ago from what I can tell. Good luck. I don't blame you a bit for wanting out of there.

I think a lot of the reason the residential construction has slowed is because of the restrictions banks are now under. They cannot give out high percentage loans, requiring more cash down and lower debt to income ratios. I know several people right now that are trying to get construction loans to build a house and the hoops they have to jump through are crazy.

Here in the Grove area we are doing mainly stimulus money projects. Bridges, schools, roads etc. There are a lot of bridges that are earmarked for stimulus money in OK.

The construction market has been sluggish recently, but the commercial segment seems to be picking up some. It definately isn't where it was a few years back, but it is improving. We have seen work come up in the public sector. Mainly schools and hospitals. The company I work for has picked up several school projects in the last few months.

Oklahoma is a bit isolated from the rest of the US economy. It seems we lag into recessions by a year or two and come out of the recessions later than anyone else.
Construction in OKC is not all that great. Residential is almost all Mexican labor other than mechanical and electrical.
Commercial doesn't have that many big jobs going on other than the Devon building in downtown OKC.
It's going to slow down even more I'm afraid.

What
We only furnish quotes on about 45% of the job we get invites to bid. Still seems plenty busy to me; schools, muni bldgs, etc...
