Many of those landlords that rent out parts of their home or buildings on their residence are like that. I've seen it several times. One time with a woman in her 20s and the man that owned the house became oddly possessive and tried to control who she had over.

He didn’t want a paper trail for the IRS…he didn’t want to pay taxes on the rental.
He should send the guy a 1099-misc. for rent paid.
That way the IRS knows he made rental income. If he doesn’t claim it, it’s tax evasion.

I have the same living arrangement, I have my own entrance by going thru the backyard and up some stairs, my thermostat in my apt. Controls all the upstairs on his side and mine, in the winter he has never came in unannounced and in the summer he came in once to turn ac up from 68 to 74 while I was gone but he called me to let me know, He and his wife are super good folks and I’ve been here for almost 13 yrs. It’s really convenient to pay one price for rent, cable, internet, my own laundry room with W/D and access to the pool when it’s in season and I have to do nothing to maintain it, when anything needs fixed he has someone on it within and hour or two ( even Saturday or Sunday ! ) or if I fix it he will deduct it from the rent, Plus he is an accountant and does my taxes for me !
