It ain't about price, it's availablility. I only know a little bit about this, I have 160 acres of minerals in Beckham co..

It's very simple. I want to lease your minerals and I offer to pay pay you $X per acre. You say "nope it's going to take $XX". I either agree or haggle more until we do agree. The only other outcome is that I don't get the lease and you still have them to lease to anyone else that will pay your price. Availability isn't an issue, it's strictly a yes or no deal with no grey area whatsoever. If we agree and I get the lease and don't drill guess what happens. When the lease expires you get to lease again and you never pay me back the money I paid you. And it may well be me that leases you again too. It's a simple deal between two parties put on paper, signed, acknowledged and recorded at the courthouse, all legal like. That's it.

You wanna sell that 160 in Beckham? :hey3:

If it's already leased for 3 years, your whole post is nule n void. And they are known to lease up everything in a hot zone whether they ever drill or not.
Mines been leased dozens of times since the 80s, never a drill has touched it.
Quit making this a pissing contest, you maybe talking to some one who knows a thing or two.

Smaller guys typically have a tough time with thinning margins..... from my experience. Not a lot of small guys popping up right now.
It's hard. I had an llc that I worked on the side for years. Most location require you to carry 3-4 million in insurance for everyone on location. That is not cheap. Then people forget that after the states wants more and more money. The Feds are waiting for their cut. It is hard for a mom and pop to make it. I know many who tried.
