You got the water rights unless severed at contract.

Most everybody will NOT buy land severed from water now because it is of no use to livestock and most crops if we cannot use the water. Only recently has Oklahoma allowed such nonsense to happen in land deals. Used to be, no one could sever water. I know this because I had this conversation with owrb about 2 yrs ago.

I use a water tank on the truck and tanks on land that doesn't have water for cattle. Gotta bring it to em.

I dread the day (if)I ever have to do this knowingly forever on a place. I know a few guys that do that but they are just too cheap to pay for rural water line ran or pay for a well drill.

-and imagine the impact on agriculture when the water rights are spread out like minerals all over

Everything has a price. Figure out what your sell price is and tell the realtor your bottom dollar. Then tell them it is contingent upon him finding you an acceptable property with water rights and a reduced commission fee. How much land, with water rights, huntable acreage, and all the other requirements you desire for say, $80-$90K? Probably quite a bit better piece of land. Not to mention, the new land may go up in value just the same as you current property.

In the end, throw out a stupid, high number and see if he bites. Just be prepared to go through with it if they accept. Personally, I'd love to be in your position with options like this. Balls in your court.

This was pretty much what I was thinking...
