Acreage wishlist - What would you want/do you have that is a must?

We are going to walk the property next time we are in town. Unfortunately I think it may fall just inside the city limits.

Keep in mind that at least one of the state record bucks that have since been eclipsed were deer within or adjacent to the city limits of some cities in OK. Lots of folks like to feed them for you with the neighborhood gardens, flowers, and bushes making great forbes and feed. :hey3:

All these are good suggestions, something to think about...avoid ALL city limits, that is just more government. Avoid ALL homeowner associations - that is just "communist country".
Once you find a piece of land look for electric lines (pretty obvious) and pipelines (not as obvious, but you can still find them). Pipelines will have legal right to acces your land...something to at least think about. Windmills the big ones...in today's world they have access to land the pipeline companies don't, depending on the age of those Right of way agreements. Consider access...gravel road, paved road...depends on how rural you want to get.

Pipelines on the property should have an easement recorded at the county clerk's office. They should be turned up in the title search (the appraiser actually listed the easements on my land in his report), but if you have a parcel in mind, you can go to the county clerk's office (usually in the county courthouse) and ask them to pull all the easements on the property.

Yes, the courthouse is your friend on this and other situations involving land purchases. AKA old plugged oil wells, etc.
