May need a place to stay; Landlord threatening eviction for asking for repairs

The laws in Oklahoma.

Looks like he does not have to repair the leak unless it makes the house not safe to live in like sanitary etc.
Sounds like the leak is under the house.
He can give you an eviction notice but it must be based on non payment or you doing something to break the lease.

If you do make him serve you he can get a sheriff to evict you after so many days and you can only take what you can carry or what is on you at the time and all your other stuff is probably going to be taken/ lost.

He can also report you to the 3 credit bureaus and make your life suck and report you to "dead beat renters"
Makes it hard to rent again.

He sounds like a chump.
I like to have my rental houses in tip top shape and keep them like that.
Sorry to change subject but how do you report to the credit bureaus about a renter that didn’t pay for months, had to pay to have evicted, had to pay for court and landlord(me) won in court but have never seen a dime of what was ordered by judge from ex tenant?
Had a “dark” renter just stop paying during the COVID BS, couldn’t evict because of the “law”that was in place for COVID. So waited(5 more months no rent) and that no evict “law” expired so was finally able to get it done. Judge ruled in my favor and the “darkness” has yet to pay a dime. Have been back to court house and unless I find out where he works, “legally” there is nothing I can do to obtain what is owed and judge ordered.
At the very least I would like to have something on his credit, the “bad” mark on OSCN or ODCR is not something I think will show up to future landlords unless they search it.

And yes I did offer money to people that know him if they would find out and tell me where he worked, way over a year a nobody has came to me to report and collect on the offer.

There is going to be a market downturn coming. Get yourself in a position to buy. I would be pre approved and know exactly what your limits are.
It’s true. You really need to have cash. As much as possible. Sell all of your extra stuff. It’s just stuff. You need a place to call home more than you need stuff. Then you can probably find a fixer upper for 30k. A few years later, you rent it out to old you. Move to something nicer.

Something my buddy told me was a guy that would not pay his rent and cursed the landlord in his face in the front yard and egged him on to fight and called the landlord all kinds of things
to make the landlord snap and kick his arse right there in the front yard.

But get this the tenant had a camera in a window pointing in the front yard and captured the landlord
beating the snot out of the guy and even balled up on the ground the guy was still bad mouthing the landlord so landlord continues kicking him.

Tenant sued and ended up owning the house.
Tenant owned many housed pulling the same game.

Camera did not record sound.

Worth a try if you think he is the type to pummel you :)
I had a tenant “call me out” because HE ripped 1/4 of the back of my barn off with too long of trailer and I told him to fix it or pay to have it fixed. He snapped, said he didn’t do it and would kick my a$$ if I tried to get any money for the damages.
Now this particular place is literally in the middle of nowhere, closest neighbor is 3 miles…
I called his bluff, “Well go on ahead, it’s been a while so swing a way big boy”
To my surprise he swung his right fist against my head, little did he know I boxed from age 5 to 25 and getting hit in the head with fist might as well be a rubber D. I stood there and asked if that’s all he had, he got madder then hell and swung again, I grabbed his fist. His face then showed emotion of “oh farts” when I smiled( anybody that knows me knows I don’t smile)
Still holding his fist in my hand I told him when I let go you better start to fixin’ that barn.
He didn’t get the drift I was letting him off easy so he tried to come at me once more, now I’m done playing. One right hook to his ear/temple and lights out. His wife had been watching all of this go down, I told her politely “sorry you had to see that” and jumped back in my truck and went home. 2 days later sheriff shows up, thinking the worst I’m nervous as all get out. He walks up and pulls a little yellow envelope out and hands it to me, I sorta hint around without asking what it is and he said “Well Mr. ##### wanted me to give you this, said money he owes you is in there, I just need you to sign showing I delivered it to yah”
Look at sheriffs paper, just a simple form that showed he paid $35 for them to do this. Sheriff leaves and I open the envelope and about 1/2 of what it cost to fix the barn he messed up and a note that read “Thanks, sorry about your barn.” was in there.
And that was it, guy and his wife stayed for about another year, I fixed the barn and rent was never late. Best damn renter I’ve had lol

So no one told you where he works after you offered them compensation?


And then your other post you admit to assault of a Tennant? It sounds to me as you have a reputation for being something you are aware of.


Seems weird when you hit people, that others are less than cooperative isnt it? Far as reporting to a credit agency. It is pretty difficult to do so, if retaliation is thr goal best you can do is hope they list you as a reference and you must follow the law in your word.


You can't be detailed and most you can say is that you wouldn't rent to them again.

That turned out about as well as it could have. So, grizzly and his land lord just need to settle this the old fashion way. Loser patches the water line. Fair and square.

I saw the post where he defended himself ,where is the one he assaulted some one?

If you don't notify the Landlord by certified mail and keep a copy it don't mean anything.
Read the Landlord tenant act. it tells what and how it must be properly done.
I got a dozen and they all tell me the problems, Albeit six months after the fact usually.
I personally collect the rent each month and ask if anything needs repaired.

Why is it they always wait until 7pm on Friday of a holiday weekend to report the problem even though it's been going on a while????
How very true. Happens all the time and worst part is the damage is done and ends up on the back of the Landlord.

Correct, I don’t know many people in that guys age group but the ones I do know where offered $200 if they provided me his place of employment so I could get court order to garnish his wages. The court settled on my side, he still owes over $3k but they “are not responsible to find out his place of employment”.

Assault would apply if he didn’t throw the first punch, once he hit me it was self defense. It’s not my fault that a 6’5 275# man thought my 6’1 180# butt was a walk in the park for him and it wasn’t. I’ve never started a fight but I’ve finished alot. I’m not a ahole, but I’m not gonna stand and let someone walk all over me. I’m a quiet, stay to my self type until you start pickin’ at me ask my anyone that has known me for a while…
The guy had the option to fix it, pay for it or move, he chose to bow up. Not my fault and afterwords he realized just because he was a lot bigger then me he wasn’t gonna bully me. He did later apologize and he left on good terms, I would still rent to him today if need be.

As for the other tenant that stopped paying. I have the court order that shows he owes me signed by judge and notorized by the court clerk and both of our sigs on it, not sure who to send it to get it on his credit. I really don’t care about messing up someone’s life I just want my money but if I don’t have a way to warn others the only option would be to get it on his credit somehow.
